However, fit-out projects also have a significant environmental impact. Every interior refurbishment involves the extraction and manufacture of materials, transport, installation, waste generation, energy consumption on site and future replacements.

This impact is particularly relevant in offices and retail spaces, where renovation cycles are becoming ever shorter. Organisational changes, new ways of working, brand image updates or tenant turnover can lead to frequent interventions. That is why a sustainable fit-out should be understood as an integral strategy: it is not just about incorporating products with environmental credentials, but about making better decisions from the initial briefing through to the final handover of the works.

From sustainable materials to circular design

For years, sustainability in interiors has been associated mainly with the choice of materials: flooring with recycled content, low-emission paints, certified timber or efficient lighting solutions. These criteria remain important, but they fall short if the project is based on a logic of complete demolition and systematic replacement.

The circular economy proposes a different hierarchy: preserve before demolishing, reuse before buying and adapt before replacing. In an office project, this can mean retaining part of the existing installations, recovering light fittings, reconditioning furniture, reusing partitions, preserving raised access floors or transforming existing elements into new design resources.

The case of PLP Architecture in London shows just how viable this strategy can be. Their new studio reused 92% of materials, cut embodied carbon by 75% compared with a conventional fit-out and ensured that only 1% ended up as waste, according to figures published by Wallpaper and PLP Architecture.

Embodied carbon: the least visible impact

One of the key concepts in sustainability applied to fit-out is embodied carbon. It refers to the emissions associated with materials and products before, during and after installation: extraction, manufacture, transport, assembly, maintenance, replacement and end of life.

In a corporate space, this impact can be present in seemingly secondary elements: suspended ceilings, flooring, wall coverings, furniture, joinery, partitions, light fittings, technical equipment or air-conditioning systems. According to JLL, fit-outs can generate more embodied carbon than the base build over a building’s life cycle, which makes material choices and circular strategies a critical lever for decarbonisation.

The consequence is clear: measuring the environmental impact of an interiors project must form part of decision-making. It is not enough to talk about sustainability in generic terms; you need to identify what is retained, what is replaced, which materials are introduced and what impact each decision has.

Practical strategies for a more sustainable fit-out

A sustainable fit-out project begins before the works do. The first recommended step is to carry out an audit of the existing space to identify which elements can be kept, dismantled, reused or recycled. This review should cover furniture, installations, light fittings, flooring, ceilings, joinery, partitions and other components with technical or functional value.
From there, the design should incorporate criteria for disassembly and flexibility. Arup highlights design for disassembly as a key strategy to facilitate reuse, recycling and product recovery, preventing components from prematurely becoming waste.

It is also important to select durable, repairable materials with low environmental impact, responsible sourcing and clear technical documentation. In corporate projects, standardising solutions can reduce offcuts, make replacements easier and avoid unnecessary interventions in the future.

From an execution standpoint, sustainability requires planning: selective dismantling, waste segregation, order control, supplier coordination, reduction of unnecessary transport and tracking of materials on site. This is where the contractor plays a decisive role, because many environmental decisions are validated — or lost — during the execution phase.

Designing spaces that are ready to change

Sustainability also depends on a space’s capacity to adapt. A rigid office that is difficult to modify or excessively customised can become obsolete within a few years. A flexible space, by contrast, can respond to team changes, growth, new working dynamics or technological upgrades without the need for complete refurbishments.

This means designing versatile layouts, modular systems, reconfigurable furniture, demountable partitions and accessible technical solutions. The aim is not only to reduce the impact of the current works, but to avoid future impacts.

British Land defines sustainable fit-out as an intervention that reduces waste, carbon and energy consumption, while also promoting wellbeing and productivity. This vision is particularly relevant for companies that see their spaces as a strategic tool, not just a physical container.

Measure, document and communicate

Sustainability must be demonstrable. In fit-out projects, useful indicators include the percentage of reused materials, the estimated reduction in embodied carbon, waste diverted from landfill, the recycled content of materials, projected energy efficiency and the traceability of certain products.

British Land, for example, has published references from projects with high material retention, carbon reductions in furniture and specific embodied carbon targets for office fit-outs.

This measurement makes it possible to take better decisions, compare alternatives and communicate results rigorously. It also helps align the project with ESG criteria, environmental certifications and corporate sustainability commitments.

The contractor’s role in real sustainability

In a fit-out project, sustainability is not achieved through design alone. It needs precise execution, realistic planning and constant technical coordination. The contractor must anticipate clashes, validate solutions, optimise resources, coordinate trades and ensure that sustainable decisions are compatible with programme, cost, regulations and final quality.

The key lies in combining design, engineering and execution: preserving what has value, reducing what is unnecessary, selecting materials better, designing for the future and measuring impact.
