Closing reflections from the Developers and Contractors Colloquium Lunch: innovation, training and collaboration as keys to the future
Following our previous post sharing Chavsa’s participation in the annual Colloquium Lunch organised by the magazine Andalucía Inmobiliaria, we continue to explore the main conclusions that emerged from this enriching event. In line with the perspective of the various experts present — including Aedas Homes, Azvi, Cartuja I., Culmia, Galia, Grupo Gs, Grupo Insur, Martín Casillas and Metrovacesa — we look at the challenges facing the real estate sector.
Particularly noteworthy were the contributions of our Regional Delegate for Andalusia, Germán Peral, who stressed the importance of training, innovation and public-private collaboration to drive growth in the construction and housing development market.

Labour, the great shared challenge
One of the central topics was the shortage of specialised labour, a situation that has become a key challenge for the viability of ongoing projects. Developers and contractors alike agreed on the need to attract and retain talent, and to strengthen professional and dual training for people joining the sector. Ever-greater demands for quality and sustainability make highly qualified teams essential.
In the words of Germán Peral (Chavsa), “there is a lack of qualified labour, which drives up costs”, highlighting how the shortage of trained profiles directly impacts companies’ competitiveness and the final quality of the works.
Rising costs and the need to streamline procedures
The rising cost of materials, linked to inflation and the supply crisis, has driven up development costs. This, combined with the increase in interest rates, encourages buyer caution and slows sales to some extent. In addition, all participants pointed to delays in the granting of licences and the need to simplify bureaucracy, stressing that any delay entails cost increases that are passed on to housing prices.
In this regard, Germán Peral underlined the importance of handling licence processing more swiftly: “It can take up to a year, and that delay makes everything more expensive and holds back projects,” he said. Ongoing dialogue between private initiative and public administrations is therefore essential to find joint solutions.
New ways of building: digitalisation and industrialisation
Another key point was the growing digitalisation of processes and the industrialisation of construction, trends that have gained strength in the sector and are emerging as levers to increase productivity and sustainability. However, this paradigm shift again requires highly skilled professionals who can operate in technological environments and innovative construction methods.
For Germán Peral, these advances represent an opportunity we should not miss, as they support continuous improvement and specialisation in project delivery. The challenge, therefore, lies in combining traditional experience with new technologies, without neglecting the quality of the final product.
Looking ahead: collaboration and optimism
Despite current uncertainties (rising rates, costs, labour), most attendees at the colloquium showed a degree of optimism in the medium and long term. Construction, housing development and refurbishment remain one of the great economic engines of Andalusia, and their strength lies in their capacity to adapt to change.
